Multifamily investors and apartment owners

Multifamily investors and apartment owners in Halifax and Atlantic Canada

If you own apartment buildings in Halifax or anywhere in Atlantic Canada, or you are buying your next one, Commercial Group Canada is a private room of people doing the same, along with a limited number of the lenders, brokers, builders and managers they work with.

Is there a community of apartment owners I can join?

Yes. Commercial Group Canada is a private, by-application network for commercial real estate investors and owners across Nova Scotia, New Brunswick, Prince Edward Island and Newfoundland and Labrador, built primarily for owners and investors, multifamily owners among them. It is free to join, and it meets at invite-only evenings in Halifax.

It sits alongside the owners' associations, not in place of them. An association speaks for the industry and runs education and trade events. This is where owners and investors talk to each other.

Who is in the room

  • Owners and investors in apartment buildings and other multifamily, mixed-use, industrial, retail, land and development
  • Builders and developers adding new rental supply
  • Lenders and mortgage brokers who finance multi-unit property
  • Commercial realtors, appraisers and property managers
  • Lawyers and accountants who work on these transactions

There is no published minimum number of units. Applications are reviewed for relevance and fit, so say what you own or what you are working toward. The example on the application form gives the idea: "I own 40 units in Dartmouth and I'm looking for my next 12-plex."

What owners use the network for

  • Partners. Finding someone to take down a larger building with, or an operator for capital you want to place. See how to find real estate investment partners.
  • Capital. Meeting the lenders and brokers who finance multi-unit property in the region. See raising capital for commercial real estate.
  • The operators worth knowing. Property managers, builders, appraisers and the professionals other owners actually use.
  • Deal flow. Conversations about buildings, on-market and off, that members choose to share with each other. See how off-market deals move.

A note on multifamily financing

Commercial Group Canada does not arrange mortgages. Its founding sponsor does. Indi Mortgage Commercial Division is a commercial mortgage brokerage in Bedford, Nova Scotia, that works on apartment and multifamily financing, construction loans and CMHC programs, including CMHC MLI Select. For the program rules themselves, the source is CMHC's MLI Select page.

Owner associations and this network

Each Atlantic province has an organization that speaks for rental housing providers. They are worth knowing, and belonging to one does not conflict with joining a private network.

There is no fee and applications are reviewed within 3 to 5 business days.

I own a few apartment buildings in Nova Scotia. Is there a community of other owners I can join?

Yes. Commercial Group Canada is built primarily for owners and investors and is free to join by application. For industry advocacy and education there is also Rental Housing Providers Nova Scotia, the provincial association for rental housing providers. One does not replace the other.

What landlord or apartment owner associations exist in Nova Scotia?

The provincial association is Rental Housing Providers Nova Scotia (RHPNS), previously known as the Investment Property Owners Association of Nova Scotia (IPOANS). Commercial Group Canada is not an association. It is a private network of investors, owners and selected professionals.

Is there a minimum number of units to join?

There is no published minimum. Applications are reviewed for relevance and fit, so tell us what you own or what you are working toward.

How do I get access to off-market multifamily deals in Halifax?

Mostly through relationships: with other owners, with commercial brokers, and with the lenders and lawyers who hear about a sale early. Commercial Group Canada does not list property, but its members talk to each other, at the evenings and in the members' deal room. The off-market guide explains how this works.

A commercial mortgage professional. Commercial Group Canada does not arrange financing; its founding sponsor, Indi Mortgage Commercial Division, does, at indicapital.ca.

Can multifamily investors outside Nova Scotia join?

Yes, if you do commercial real estate in Atlantic Canada. Members come from all four Atlantic provinces. The in-person evenings are held in Halifax.
